Hi, I’m Erwin.

Let me be straightforward. SoCal Property Resolution is a real estate investment company. We buy houses and inherited ownership interests in Los Angeles County, and we make money when we buy a property for less than we eventually sell it or its value after we resolve the problem it came with. That’s the business. We’d rather tell you upfront than pretend otherwise.

What makes us different is which properties we focus on. We don’t chase every “sell fast for cash” lead. We work on the complicated ones:

• A house split among several heirs who can’t agree.
• A probate estate that’s dragging on while bills pile up.
• A home that’s quietly fallen into property tax default, often after an owner passed away.
• A property already sold at tax auction, where the family may not know there could be money left to claim.

How we work

• Facts first. Before any offer, we pull title and tax status so everyone is looking at the same information.
• All the options. We’ll explain paying the county yourself, listing with an agent, a family buyout, or selling to us, and we’ll tell you if we’re not the best fit.
• With your professionals. We work alongside probate attorneys, executors, trustees and tax advisors, not around them.
• Respect. Many of the people we talk to are grieving or stressed. No pressure tactics, no fake deadlines.

What we won’t do

• Pretend to be a government agency, a law firm or a tax office.
• Give you legal or tax advice. We’ll tell you when you need a professional.
• Pressure relatives or occupants.
• Promise outcomes or timelines we can’t control.
